ALTA/NSPS Surveys

The survey lenders, title companies, and attorneys require for commercial deals.

Overview

An ALTA/NSPS survey follows a strict national standard used in commercial real estate transactions. It combines boundary, improvement, easement, and title-exception research into a single, comprehensive document.

Lenders and title insurers rely on it to underwrite commercial property transactions with confidence.

Our Process

  1. 1Review the title commitment and all listed exceptions/easements.
  2. 2Full boundary and topographic field work, including all improvements, utilities, and easements.
  3. 3Cross-reference field findings against the title commitment.
  4. 4Deliver a certified ALTA/NSPS plat meeting the current national standard, plus any Table A items requested.

Frequently Asked Questions

What is a Table A item?+

Table A is a list of optional items in the ALTA/NSPS standard (like zoning classification, flood zone data, or utility location) that a lender or buyer can request in addition to the base survey.

How far in advance should we order one?+

As soon as a title commitment is available — ALTA surveys have more research and coordination than other survey types, so earlier is better for closing timelines.
