Overview
A boundary survey identifies and marks the legal corners and lines of a property based on the recorded deed, prior survey records, and physical evidence found in the field.
It's the survey most homeowners and buyers need before building a fence, resolving a line disagreement with a neighbor, or simply confirming what they own.
Our Process
- 1Research existing deeds, plats, and prior survey records for the property and adjoining parcels.
- 2Field crew locates existing monuments (irons, pins, or markers) and measures the parcel.
- 3Our licensed surveyor resolves any discrepancies between the recorded description and what's found on the ground.
- 4Corners are set and marked — capped rebar, or magnails in hard surfaces like pavement — and a signed, sealed plat is delivered.
Frequently Asked Questions
How long does a boundary survey take?+
It depends on our current schedule and how much of the corner evidence has to be researched or reconstructed. We'll give you a schedule specific to your property when we send your quote.
What if my neighbor disagrees with the result?+
A licensed survey is based on the recorded legal description and physical evidence, not opinion. If a disagreement remains after the survey, it typically becomes a matter for an attorney rather than the surveyor — but a clear, documented survey is usually what resolves it.
Will you mark my corners?+
Yes. We set capped rebar at property corners, or magnails where the corner falls in a hard surface like pavement, so you can see exactly where your line runs.
